  • How do I apply to rent a property / pre-screening application?

    • Student’s: click here

    • Pre-screening application fee of $50 must be paid before viewing unit
  • How do I schedule an appointment to preview any property?

    • Once you have completed your pre-screening application fee our Property Manager will contact you to schedule a tour via phone, text, or Calendly app.
    • Just leave a message if we don’t get right to you and we will call you back promptly!
  • What is the procedure at move in time?

    • Once the lease is signed and deposit is paid, move-in can be scheduled.
    • Move-in turnover times will commence at noon according to the dates on your lease or other time if agreed to.
    • Tenants must have paid deposit and first month's rent prior to move-in.
  • What is the procedure at move out time?

    • Move-out turnover times will commence at 8:00am according to the dates on your lease.
    • Prior to move-out, we will send you a letter/email/text advising you of the procedures and asking you to contact us to schedule your move-out appointment time.
    • Indiana law requires landlords to return the security deposit within 45 days after the tenant moves out. Deductions will be made for unpaid rent, damages beyond normal wear and tear, or other agreed-upon charges. We will provide the tenant with an itemized list of deductions, along with any remaining balance on or before 45 days after move out.

  • How are Maintenance & EMERGENCIES handled?

    • If your emergency occurs after hours, you may reach our on-call after hours service at 812-870-1450. We consider an “emergency” to be any situation concerning risk to life or property (ie., fire, flood, no heat, broken water lines or after hours lockouts).
    • If your maintenance request can be handled during normal daytime business hours and is a non-emergency please log your request in the Tenant Portal online or text/call 812-249-9592 and leave a message.
  • Why are most of the properties available starting in August?

    Because the University is such a driving force in our rental market, most homes (including family occupied homes) will still be rented with occupancy from August to August each year. The upside for you is you wil be able to know far in advance availability for August occupancy. For availability at other times, consult our rental search for properties that are available now.

  • Do you require tenants to have renters insurance?

    Our landlord requires that residents obtain renter’s insurance for casualties such as fire, flood, water damage, theft, and general liability. Renter’s insurance should have a minimum of $100,000 of liability coverage with the Landlord identified as an Additional Insured.

  • Do you allow pets?

    • If a specific unit allows pets a $250 non-refundable pet fee is required along with $25/month pet rent.
    • Certain dog breeds are not permitted, including Pit Bulls, Terriers, Staffordshire Terriers, Rottweilers, German Shepherds, Presa Canarios, Chow Chows, Doberman Pinschers, Akitas, Wolf-hybrids, Mastiffs, Cane Corsos, Great Danes, Alaskan Malamutes, Siberian Huskies and any mix containing one of these breeds.
  • When is trash day?

    • Call Republic Service at the local customer service number 844-737-8254 and give them your address.

When it is time for a tenant to move out, we will take care of all move out procedures, including final inspections, security deposit returns, and turnover maintenance.

Financial reporting

With our accounting and bookkeeping services, you can rest easy, knowing you will get paid on time, your books are up-to-date, and your tax forms are accurate. You can access your statements 24/7 in the Owner Portal.
